PURPOSE AND SCOPE:

Responsible for assisting the AVP for Project Development in coordinating with various business units such as Sales and Marketing, Design Lab, Construction Management, Construction Operations and Support, and Property Management. 

SPECIFIC DUTIES AND RESPONSIBILITIES:

Planning and Conceptualization Phase 

1. Prepares initial financial projections. 
2. Develops pricing strategy and prepares pricelist and payment terms. 
3. Leads the project conceptualization and establishment of project parameters.
4. Preparation and monitoring of project budget. 

Implementation Phase 

1. Closely monitors construction progress and achievement of time and cost targets. 
2. Conduct site inspections to keep up to date with progress of works on site and give specific directions on how to implement developments on-site taking into consideration permits, finance. 
3. Sets and attends meetings and training's of sellers and brokers as needed.
4. Conducts interviews and trainings with sellers as needed. 
5. Monitors project financial to ensure achievement of committed profit margin.
6. Recommends courses of action in case of deviation in all aspects of the project.

Turnover Phase. 

1. Monitors turnover and acceptance of buyers. 
2. Spearhead project close-out. 
3. Provide assistance to Property Management and Sales Admin to address buyers concerns. 

Others 

1. Facilitates formation of Homeowners' Association of the project. 
2. Assists the Property Management Department in their start-up operations.

QUALIFICATIONS:

1. College graduate of Business Management, Finance, Management, Economics, or any related course. 
2. With at least 5 years in real estate project development and business development in a managerial capacity. 
3. Proficient in financial analysis, market research and project planning. 
4. Must be highly analytical, fast learner, detail oriented, results-driven, and organized. 
5. Excellent coordination skills with respective stakeholders of the project. 
6. Good communication, presentation and organizational skills. 
7. Proficient in Microsoft Excel and Power point, Canva is a plus.
